My wife will manage our expenses for our 1st flip. She will generate an excel spreadsheet with all the expenses. 

My question; how many subcategories we need to have on the spreadsheet or how should we split the expenses?

My hard money lender required me to have an LLC to borrow my first loan with them. This is the only requirement I don't have ready yet.

Since this loan will be to flip my first house, later on, I'm planning to keep some houses for renting as well. 

So how can I structure my LLC to cover both areas renting and flip?

I'm planning on doing my first flip soon. 

After my contractor and I agreed on a deal to do my flip. I'm planning to give me my credit card, so he can buy all the materials for my house rehab, 

I think in doing this way, I can keep control on what I pay for materials and receipts. 

Is it this system sound correct to do it?

I would like to know how to figure out what type of houses rents better around my area. 2 or 3 bedrooms?

I'm planning soon buy my first rental home, however, I'm trying to figure out what would be the best type of loan for this situation. 

I already have an FHA loan for the house I'm leaving it now. I have been working on a company for about 8 years.
