Depending on your credit, you should be successful with a local bank. You might even get a good offer from a site like LendingTree.com.

How long do you have to close? Are you buying at full price? How much are you putting down?

Private money can work for rentals if you can get it at a reasonable rate, and many people do. Think of relatives with 401ks who are tired of losing in the stock market.

Hi Spenser. It depends on what you need them for. If for acquisition, they might work with you, but they will likely take too long as compared to a cash buyer which means lost deals for you. Find a hard money or private money lender for acquisition. Use local banks for refi.

Who are you all using for hard money on flips and rentals? I'm offering gap funding to supplement hard money and I want to connect with HMLs that are actively investing in San Antonio/Austin. I also need reputable HMLs to whom I can refer investors who come to me first.

The answer to your question is very state specific but generally they are rather simple. In Texas, its as simple as a Trust Agreement and a Deed. I suggest you download some forms online for your state, then take them to an attorney to tailor for you. Usually cheaper than them starting from scratch.
