I'm just getting back into REI after some disappointing results with rehabs. I have decided to go back to wholesaling where I've had better success, although I never really cared much for all the hours spent in marketing. Here's my question, I have $10,000 set aside to get my wholesaling business going. How would you spend this in marketing for deals? I'd like to outsource as much of the work as possible since I work a lot and just welcomed my first son into the world! I am determined to build my wholesaling business and I think I have the capital to make it happen, I just need a proven strategy. What do you suggest? Thanks!

Who am I kidding? I don't speak spanish. 100% hispanic, but don't speak the language - maybe this is why my grandmother shakes her head at me so.

Anyways, I just stumbled upon this site. I look forward to building some strong connections and learning all my little brain can suck up.

Some background on me: I am 28 and live in San Antonio, Texas. (GO SPURS GO!) I got interested in real estate back in 2001 when an attorney I worked for bought a house near the office just because he wanted somewhere to sleep on those nights he worked too late. He intended to just do a few repairs to make it comfortable but shortly after getting started he found that he just didn't have the time for it. He sold it less than a year later for a $25K profit. I was dumbfounded.

Since then I was hooked on real estate, although, sadly, I cannot say I've made many strides. In 2005 I bought a pre-foreclosure house but made the mistake of trying to do the repairs myself. Sold it a year later for a small loss due to carrying costs. I learned a lot though. For one, I learned that I am no handyman and that I need to factor that into my buying analysis.

Since then, my full-time job and school has kept me pretty busy but I can ignore the itch no longer and am determined to make this work. I may do some wholesaling for a while until I can break into some rehab projects... Oh, I could go on and on but for now, it suffices it to say that I am eager to get back into it. Even though my first project didn't go as expected, I am looking forward to the adrenaline rush of the deal again!

Hi, I'm new here. Site looks great.

So here's my situation. Although I've dabbled in real estate for a few years now, I only just recently worked up the nerve to look for financial investors. I found someone who is interested although they would like to use the equity in their home to invest - around $50K. Problem is that they don't think they can qualify for a HELOC. They really want to do this, I just can't think of a way to make it work. Perhaps if they deed it to the LLC and I apply using my credit? Any ideas are much appreciated.
