does it offer any other services or sell supplies? Truck rentals?

Loopnet is a good site to check the commercial players in those areas you are interested in....

Then you can go to their iindividual sites, check out those agents that have the listings and contact them.

hey Mario,

I'm a former northener from brklyn ny so I can understand your interest at looking at other states for investing which is what many investors from west coast do as well as those from up north.

But see if you can connect with some good commercial brokers that sell mf properties in Jersey.  That's a pretty good place to start.

I do think that we need to disclose the difference between a wholesale and assignment deal.

Wholesaler actually closes, an assignor simply sells the contract...

Who should we be more concerned of?

Thing is the homeowners do not know unless they were keen enough to ask the "buyer" for p.o.f.

If they were to actually do this, it would probably reduce the number of folks that don't know what they're doing and keeps things on more of an ethical level..

With MLS access, you can select specific, sold and active criteria in comparison to the home you are looking at to help you make a wise decision, also mortgage information.

Gives you an upper hand when dealing with sellers from your direct mail campaign when making offers.

Another thing to keep in mind is to hang your license with a brokerage that charges low fees, there are many offices out there that charge a flat fee for the whole year vs the high monthly fees since your main thing is mls access.

have attended meetings for ce requirements and for staying current on trends. Have not joined any other committees.
