Hi Denis, Welcome to BP. I recently joined myself and have not been able to stop reading all the great information!

If you are ever looking to purchase in Phoenix, AZ let me know, I will be more than happy to help.

Another way to find out where the war zones are, is by calling a few wholesalers on craigslist and letting them know that you may be interested in purchasing some properties in the area and you want to know where the best areas are & what areas are the worst.

It is a great way to build some new relationships and find out some extra information on whatever area you do choose to invest. Granted you may have to call a couple different wholesalers to make sure you have the right info but like i said it builds relationships.

Thanks Dev Horn! and that is Awesome, 8 months later... It must have been a really great post card!!

Sometimes Investors forget that some of the people receiving our mailers are going through some tough times and they just need to talk about it. She wasn't in that situation but an extra conversation goes along way.

Sorry Jon Holdman I will definitely make sure I get it right next time. Thanks for moving it to the right section for me.

And Ben, Exactly!

Tara, J and Kelvin got it right, definitely take their advice.

As far as another way to get a list of cash buyers you can check with your local Title company, We use Chicago Title Company for a majority of our deals here in Phoenix and they can usually provide whatever list we ask them for. They break it down as well, Lists for: cash buyers with more than 3 properties, Cash buyers with only one property, so on and so forth. I hope your title companies are able to Help.

One last thing, I had tremendous trouble getting out of my Comfort Zone when i first started in Real Estate Investing. But you have to think, what do I want more? stay in my comfort zone and stay exactly where your at now or being uncomfortable and achieving way more than you ever possibly thought imaginable. I still get a little nervous sometimes , I am not going to lie, but either way we both have to keep pushing further than our comfort zones.

Have an Amazing day and hope I could help.

Hi Everybody, I am Fairly new to this and I am not 100% sure what to post but I wanted to share whats happening now since it is fresh on my mind.

I received a call off of one of our bandit signs last year around thanksgiving time from a lady who was just "thinking" about selling her house. She didnt sound like someone who was serious about selling and I know that a lot of people would have just shrugged her off and move onto the next seller but I talked to her for about half an hour or so. Building Human Equity along the way. She told me about her sons, family and places shes been to things like that. I knew she wasn't going to sell me her house but the conversation was nice. At the end of the conversation I made her promise me that if she ever did decide to call her house to please give me a call and at least here what i could offer her.

Fast Forward to April 4 of this year and guess who is giving me a call. Thats right! She kept her promise. We made her an offer which she excepted and closed on it Yesterday! She was extremely happy with me and I even got a Glowing testimonial letter.

Now I say all that to say this...

Building Human Equity with anyone you talk to is almost Essential to do business. That was one conversation 6 months ago that turned into a Win-Win situation for both of us. All because I spent a little extra time on the phone and was nice... She remembered me because I was different then everyone else just trying to take down an address. I really did want to know how her day was, and whether I could help turn it around or not...

"How you do one thing is How you do Everything."
I realized that I am nice to everyone I encounter and when I am on the phone it is the same thing.

Thanks for reading and if you have any similar stories I would really enjoy reading them. I don't think I have stopped reading since I got on Bigger Pockets.

Another thing I thought was amazing, when I met with her to sign contracts she gave me the biggest hug a seller has ever given me! :)
