The 100 unit building has long been gone but I am constantly moving forward so we do have other deals including a Car wash just north of PV, But i'll Message you more details on that one...

Hi Everybody, Thanks for all the awesome information you put out there... I was hoping you guys could share some more helpful tips...

I deal mostly with Wholesaling and Fix n' Flipping single family homes. I recently put a Car Wash/Gas Station/Auto Mechanic shop under Contract. SO My team and I have it Exclusive for Two weeks. The only thing is I don't have too many Commercial Real Estate Investors in my database.

So my question/questions is this: How do I market this Property without saturating it to to many people? How do I Find Serious buyers instead of non serious buyers?

Hey @Mitul Patel great to hear your interested in Phoenix. Especially in a Buy and Hold perspective. I believe the phoenix market right now to be perfect for Buy and hold as well as Fix and hold Investors like yourself. What kind of cap rates would you be looking for?

The way it is in any business, It is always about the people you know. What you need is someone who, like Thai Foo said, "buying low from property owners through direct mail, fix up and either rent out or flip for a profit." Once you have a couple different lead sources like that you should be set to have a great investment experience. But of course you should always do your due diligence and double check numbers. once you have covered all those basis everything should be fine and dandy.

To answer your question, Yes, I am still wholesaling. I would love to get together and talk more about what your plans are for 2014! I can also share with you what I have been doing for the past couple months and what the plan is for 2014. Planning on ramping it up and making 2014 the biggest year yet...

I am glad that my story can help motivate you and I hope it helps many more. Let me know when the best time to meet up with you will be, I know it is going to be tough after this Friday as Christmas is just around the corner, and A lot of the Real Estate investors I talk to have already began to check out and start Christmas early.

Working with wholesalers always has different aspects to it. Because most, if not all wholesalers, work buyers and sellers.

So they will have certain investors that are always looking to buy, it is important you know what they are looking to pick up in case you come across anything that they will want to purchase.

If they work with sellers than they have an inventory list of their own, and one of their properties may match up with one of your buyers.

This Business is all about relationships, As Braden said "find one or two good wholesalers and build a strong relationship" and once those relationships are strong enough build a few more.

Hello Javon,

There can be a lot of different aspects of wholesaling, the thing is finding what is right for you.

I know several Virtual Wholsalers who do really well for themselves. There is one man who just did a deal with me, in Phoenix, a couple weeks ago who was in California. He had a team out here in Phoenix whom he trusted and trained them in exactly what to look for when inspecting the property for him and taking pictures.

However, I believe it is better to be more personable and meet face to face when dealing with both buyers and sellers.
