Welcome to the world of investing. Be careful, it's addicting! :)

I'm a fan of investing in areas that you know, and what better place do you know than your own neighborhood? Plus, you happen to be in a very hot area for rentals. My suggestions is outline your goals and very specific criteria, and make decisions based on the numbers not emotions.  I'm loving Gary Keller's Book "The Millionaire Real Estate Investor". Mark Luchsinger I heard recently that even if austin does the proposed 15 items to fix the traffic problem, traffic will still be twice as bad in 10 years. Isn't that disturbing? I like Salt Lake City. Not sure if it's the "next austin" but how can anyone be sure when we're speculating? I do like your thought process on what you've picked up on. Also note that in the last 8 years 9,000 companies have left California. Guess where the majority went and are still going? Texas. Austin, Texas to be exact. Any incentives for these Cali companies to **** gears and start moving to Salt Lake City?

I also still like 78741 for buy and holds.

@David Thompson Any specific areas to consider or avoid in NE San Antonio? I'm quite familiar with Austin, and wonder if there is an equivalent to the Leander/Cedar Park/Pflugerville areas in San Antonio. My brother is looking to house hack sometime soon, so I would love to be able to help him out. :)

@Christopher Ward I'm a little late to the convo, but wanted to add my two cents. I just purchased my second cash-flowing property, and work with investors in the central Texas area. 

It's about getting creative within your budget, and there are several areas besides the ones that @Dan Burstain mentioned where we can do that. DM me if you want to continue this conversation!
