The short answer to your question is that it depends on if you are still working where you have your 401k there is likely not much you can do with it. If it is a former employer's 401 K then you are in luck.

I use Cozy.co to collect rent. It is amazing and I cannot recommend it enough. Also it is free which is awesome.

what area do you need a contractor for?

Chris Clothier , you briefly mentioned that you are exploring higher end deals that maybe wouldn't be as appropriate for out of state investors. It seems to me though that would be the exact type of deal I would be looking for as an out of state investor- a nicer property with "higher class tenants". Is it just a lower cap rate or are there other reasons you wouldn't want to offer these?

Yes, Zillow can be off by a huge margin... It seems to be good to use for evaluating trends but not so useful when trying to figure out how much the property is worth.
