@Brian Hassani, I love renting to med students and residents. It sounds like you are just finishing up your training...what specialty are you in? Ask the junior residents if they are interested or know anyone who is. You can also contact the different residency coordinators and see what they recommend.

Oh man. Evictions are one of the worst parts of landlording. This is a material change to the status of the property. Just like you shouldn't continue with closing if you discover a huge leak in the roof, you need to delay this closing until the tenant is out. Way too many potential headaches otherwise.

@Carl M., I agree. This was a fantastic podcast that I will likely listen to several times, however there were multiple swear words and comments that were not fit for little ears. Usually they are very careful about this, and that is something I appreciate.

@Tyler Mutch, just so you are aware, I believe that the nuisance letter is different than just getting the police report.

I always assumed you made your money by holding the funds and earning interest which is why a five day delay from when funds are taken from the tenant until deposited in my account made sense. If the funds are just transferred from the tenant's bank to my bank why is there a five day delay? Where is the money in the meantime?

@Rachel N., I have this exact same question. I use Cozy and love it, but could this same thing happen to them? Hopefully Lucas Hall will shed some light on this. What a great opportunity for Cozy.
