if you ever do end up selling the land I know an investor I've worked with before who buys it vacant. If not, I'd love to help property manage.

I have a vacant lot I’m sitting on in North Bend Oregon, a coastal city off the 101. If you or anyone you know is looking to acquire vacant land let me know.

We bought a villa at a beachfront resort- it’s a 8-10 minute walk to downtown. It’s one of the oldest resorts, but well kept and managed- history and stability was important for us- as well as location. We Airbnb it started in Oct and so far it’s been busy and seems to be getting busier as we enter the warm season. We have to block ahead of time so that we can enjoy the place too. My parents bought in Rosarito when it was just a dirt road with little shops and stops. I mainly bought it so that my parents can have less to manage and go to at a resort- less steps, maintenance as they age etc. My husband is a realtor and works The área with a very reliable lawyer which is essentially what you need. I also manage a few Airbnb in the resort for other owners and it’s been great so far.

We have also just purchased land in El Valle de Guadalupe to build in the middle of the corazón of the Valle. We love wine and food- the place is just taking off and hope to build a few cabins and a home for us. El Valle has been listed in well known wine hubs as a place to go and it’s just getting started. Give Mexicans wine grapes and they break all the rules that European wines place on their grapes- mixing certain wines is prohibited in Europe, but in Mexico it’s an opportunity for creativity. Europeans starting their wineries in the area as well. And wow! Mexico is just starting to get into wine as a whole, the growing middle class etc. I see growth and potential.

People that tell you it’s dangerous may be hanging with the wrong crowd, or involved with different circles or stuck in some time warp. Don’t get me wrong- we are aware and vigilant like in California, but people saying some things it’s just weird. I wouldn’t go into some places in California but I don’t blanket it as all of California. Baja is beautiful and just driving down the coast takes me back to California in the 70s.

Hey everyone,

I'm 25 years old. COVID has challenged me in ways many aren't familiar with. First, I've never held a full-time W-2 job. So much for the stories I was fed about going to college for a degree that would grant me greater career stability. 

All my jobs have been either 1099, or (W-2) part-time with "full-time" hours depending on clients. 

I've worked in sales and health insurance industries. I was a 1099 contractor selling solar for 100% commissions. I made $0 dollars. I live in San Diego, CA with my parents rent free making $30 per chapter I edit for an author publishing a fantasy novel. It's not stable. 

I have $19 in my bank account and $800 in savings. I recently found a property listed on Zillow in Waterbury CT for $97k. It's a multifamily residence with 11 bedrooms and 3 bathrooms. I could make it cashflow and live there as a landlord while working at a retailer or something until I get a more stable job whose money I can save up for a further investment.

The trouble is that I have no money right now. Without full-time W-2 wages over the past 2 years, I have no clue how I'm supposed to qualify for a loan. My credit is above 780. I have NO debts. I'm just sick of not having money.

I want to be able to jump on something and commit to it.

Can anyone help me figure out how to get financing on this property without the typical requisite qualifications needed?

I have a call with the realtor this afternoon and will be asking about whether the property has any structural or foundational issues.

I would love to connect and hope your holidays were lovely. I have started no part of the process of networking or wholesaling. I'm not sure where I'd network or how. I suppose I could just ask a lot of well phrased questions that create food for thought with real estate investors and agents.

After reading Rich Dad, Poor Dad, I felt greatly upset with how much my foundation for understanding wealth and personal principles was challenged. I spent time going crazy over the views in the book until I came to the realization I wasnt providing myself with any solutions to improving my current disposition in life. My parents had never given me structure let alone much guidance with hold to build myself up. Now I only have mentors through books and Gary Vee through videos.

I want to buy, sell and rent out realestate because I don't want to spend 1/3 of my income on rent for the rest of my life. I don't want to pour money into liabilities. I just want to thrive the best can. 

I have pretty much no money for a down payment but am living with my parents rent free luckily while working a job I can quickly save up money from. I'm thinking I want to rent out rooms of single family homes in the greater SD area since quite a few areas and cities are largely bedroom communities no more than a 15-20 minute drive away from downtown. 

I know on the podcast it was mentioned that single family homes just seems to be the easiest thing to do. Please keep in mind I have no idea what the process of buying, renting, and selling real estate actually looks like: documents, procedures, laws, contracts, phase A all the way through Z for any given area of real estate.

I grew in San Diego and would love to start out here before moving into markets in other areas of the country.

I've been istening to the BP podcast a few times a week for at least the past 3 months. I'm bad with developing learning criteria for myself to master to understand the technical motions of finding and closing deals. I'm thinking of buying the bigger Pockets books on investing for Christmas. 

If any of you have any suggestions for meetups or resources that could legitimately help me develop relationships in real estate communities around San Diego, I would greatly appreciate you.

I'm currently trying to slowly build criteria I would need to checklist my way from phase A to Z of buying realestate to rent and/or sell, I would greatly appreciate it. I have only bits and pieces right now for understanding it all, and as I've mentioned, I've never seen a deal in action.

Thanks for all your help, guys and if there's anyone out here in San Diego who's part of the Bigger Pockets community, I'd love to understand your process!
