Call me Q from San Diego

After reading Rich Dad, Poor Dad, I felt greatly upset with how much my foundation for understanding wealth and personal principles was challenged. I spent time going crazy over the views in the book until I came to the realization I wasnt providing myself with any solutions to improving my current disposition in life. My parents had never given me structure let alone much guidance with hold to build myself up. Now I only have mentors through books and Gary Vee through videos.

I want to buy, sell and rent out realestate because I don't want to spend 1/3 of my income on rent for the rest of my life. I don't want to pour money into liabilities. I just want to thrive the best can. 

I have pretty much no money for a down payment but am living with my parents rent free luckily while working a job I can quickly save up money from. I'm thinking I want to rent out rooms of single family homes in the greater SD area since quite a few areas and cities are largely bedroom communities no more than a 15-20 minute drive away from downtown. 

I know on the podcast it was mentioned that single family homes just seems to be the easiest thing to do. Please keep in mind I have no idea what the process of buying, renting, and selling real estate actually looks like: documents, procedures, laws, contracts, phase A all the way through Z for any given area of real estate.

I grew in San Diego and would love to start out here before moving into markets in other areas of the country.

I've been istening to the BP podcast a few times a week for at least the past 3 months. I'm bad with developing learning criteria for myself to master to understand the technical motions of finding and closing deals. I'm thinking of buying the bigger Pockets books on investing for Christmas. 

If any of you have any suggestions for meetups or resources that could legitimately help me develop relationships in real estate communities around San Diego, I would greatly appreciate you.

I'm currently trying to slowly build criteria I would need to checklist my way from phase A to Z of buying realestate to rent and/or sell, I would greatly appreciate it. I have only bits and pieces right now for understanding it all, and as I've mentioned, I've never seen a deal in action.

Thanks for all your help, guys and if there's anyone out here in San Diego who's part of the Bigger Pockets community, I'd love to understand your process!
