Hey everyone I have an opportunity to buy a single family 1,249 sq ft home that is off market. However, it needs a lot of work. I am currently trying to figure out my ARV. I have looked at homes in the area that have the same amount of beds (3) same bathrooms (1.5) and close to the same square footage. The market in this particular neighborhood was very hot about 8 months ago causing there to be a wide range of housing values (300k-380k). How would you go about finding your ARV when prices might have come down slightly but there hasn't been a house sold yet?

Hey everyone I'm near the Charlotte North Carolina area I would to love hear everyone's story about BRRR Investing. Im 18, and super interested in this pathway and if anyone is near the Charlotte area I would love to hear your processes on how you are doing things. Thank you so much for everyone helps a lot!

Who is buying large multifamily in Texas right now what is your strategy what are you looking for?

Thank you for getting back with that makes since. About how long did the spam ban last you?

vary your messages, and dont send a ton quickly. The spam filters are very sensitive.

Thank you for getting back to me I defiantly will do that. How long does it usually last?

I was connecting with some local buyers and I went too fast saying the same thing and got spammed banned after just a few. Does anyone have any info. on how to get unbanned? How long does it last? And what do I need to do next time because I don't want to break BP rules? Thanks so much for the help!

I'd definitely recommend doing as much reading as you can about how to be successful in wholesaling. It sounds like a simple way to make some quick cash with low investment, but the truth is that it can be one of the more difficult strategies in the business since you need to have knowledge in many areas - marketing, negotiating with sellers, handling creative purchases/sales, estimating rehab costs and ARV, etc. Find some books and also check out the relevant articles on the bigger pockets blog if you haven't already done so, eg. here are a few I found:

Once you have a really good idea of what's involved you can see if you still think it will work for you, and if so then go for it!  My guess is that more likely you'd be much better off if you networked with other investors and/or real estate professionals in your area with lots of experience, and see if you can do any work for them, learning from them while you're at it.  Most investors are really excited about enthusiastic young folks and eager to help them be successful.  Good luck!!

Thank you so much for the information! I will definitely look at the articles and again thank you for your guidance.

@Quinton Huntley The basics are finding sellers and booking appointments. If you can do this in high enough volume you will have all the money you need along with the deals to start following the Brrrr strategy. Here is a blog article I just finished writing on how to book appointments for wholesaling: https://www.biggerpockets.com/...

Thank you for the article I will definitely take a look at it. I'm glad to hear a similar strategy worked for someone. I'm ready to work for it.
