@Rick Pozos Are you having any luck finding this criteria? What are you doing to find deals?

@Cody L. I agree with these points. We have a lot of the same criteria. It is a struggle to find the right deal. Persistence is key. What are you doing to find deals in the TX market?

Once you've done a few deals (or in my case, I've bought dozens), brokers will send you stuff.  There are only 4-5 brokers in Houston that sell about 90% of the class C multi.

So those brokers that are calling owners trying to get listings, will call me first when they get them.  If I pass, they'll call a few others.  If they all pass they'll blast it out to their email list.  If no bites, they'll have the other people in the office all blast it out.  If no bites, they'll post on loopnet.
