networking with other wholesalers and craigslist changed everything for me i got a few more but those are carefully kept secrets!

awesome partnering with another wholesaler is sometimes the only way to get a property sold when you don't have a buyer in your list. its less money on both ends but done repeatedly its a great income towards what ever realestate path you want to take.

in this case i need a new buyer for a deal i have in rockland county ny. deal is already under contract that i would like to close since i put so much time in to this one. found the deal for the investor and even got the deal under what he was willing to pay for a flip in the area. my assignment fee was low at $5000 just to build a business relationship with the buyer. stayed in contact daily up until when i signed the contract and was ready to close the following week. now i can't get a reply threw text, email, or call which i find very odd since the deal is well within his specs.

the situation with the owner is she wants to move out of the state due to a bad divorce and wants to get what she can and go. she has failed to keep up with the basic upkeep of the property so the only repairs needed are cosmetic plus what ever other changed the new buyer wants to make.

the home is located at 12 washington ave in sloatsburg ny this is in rockland county ny. home is in a quiet neighborhood with town water and sewer currently being put in the street all it would need is the hook ups to the house installed. great schools in the area.

comps have been ran by a realtor going back the last 6 month putting the arv between 325k and 350k. realtor has experience moving homes fast and is confident she can sell the home quickly after the rehab is done.

repairs are as follows

refinish the hardwood floors

kitchen

2 baths

paint inside and out

and landscaping to give curb appeal

estimates running around $40,000

wholesale $195,000 (with assignment fee included)

total project cost $235,000

resale between $325,000-$350,000

profit of $90,000-150,000

if anyone is interested please drop a line so i can close this deal asap and move in to the next one.

I would say put it in a flip and build more capital. of course to do that you would need a partner to fund most of the deal and will need to find a excellent flip that is in a hot market to sell fast to recoup your money and do it over again. that hardest part will be finding a financing partner to fund most of the flip and negotiating what your percentage would be with your $15000.

typically i will find a house for a buyer catered to what they need. this just makes wholesaling easier and more likely for the deal to close. some times that does not happen.

I got a lead a few minute a go at a great price and great home.

Its a old farm house in north carolina 3 bed 2 bath 9 rooms total 1600sqft

owner got the home as his dream house and started fixing it up room by room. he was able to finish all the rooms and hallways are done except one bathroom and one bedroom needing minor work. in the process of doing the rehab he ran out of money and now needs to move back to ny for some reason he wouldn't disclose to me. he is asking $30000 for the property which is a great deal but.... i decided to call a realtor nearby to get a feel for the market since in never actually wholesaled there before and actually don't even market in the area. the realtor suggested i look else wear because the market is weak there and its a very open land area so not much to run comps on. my question is should i contract this deal any way and see if i can find a buyer that has enough faith in the market there to finish the rehab and put on the market. ower told me he only pays $500 a year in taxes which i found hard to believe unless i was missing something.

never did a inspection is this something i will need to pay out of pocket for or something i can just have covered at close?

Im ready to contract this great deal i found. I have a buyer lined up ready to finish the deal. I told them i had it under contract because i knew i could get the deal. Ended up negotiated for a lesser price than i hoped for which is always nice. The realtor agreed but now wants proof of funds which i dont have. How can i bypass this and get the contract signed so i can close with my buyer?

I would like to expand my list of investors all over the country to handle the number of lead and contracts I sign as of now. If any investors are interested do please send a colleague request. Also if any wholesalers that would like to link up and throw deal at each other in exchange for a split of the assignment fee or just to learn are more then welcome to send a colleague request as well. I have some pretty nifty ways I get my leads the I don't think to many people are doing right now.
