Hi. I am saving up for some investment properties, but my issue for years has been proving income. I'm a tipped employee and take home cash everyday, while also receiving a tiny paycheck. I would like to find a cpa who can help me setup my taxes to show my income for loans and save as much as possible. I also have gains from stocks and crypto, so being familiar with those as well would be great. Please notify me and we can chat about services and tax strategies. Any recommendations would be great too!

i realize that my chances are low, but I still want to send an offer.  Its been tgere for over 120 days.  I want to know if there is anything I need to do, or I should know, or should include, before submitting an offer

Yea I was looking through the list, but wasn't sure where to get the real info.  THanks, Ill check those records, and yes, they are absentee owners, so county records will be a pain going from state to state and site to site.

I was just hoping there was an easier way than going through thousands names

Hi.  I am doing a bunch of yellow letters and I got a list from listsource.  I was going through the data, and I found that "owner 1 label name" "owner 1 first name/last name"  Some of these fields were empty, or it looked like, they were backwards.  Sometimes it had the name of a trust, or just a last name, etc.  

Anyway, how do you make it look like a "personalized" yellow letter if its printing up name backwards or wrong names, etc?  Is there a way to filter out these people on listsource (or any method to get this fixed)?  And I never would've noticed, had I sent it to a company to write and mail them (which I will do next time). 

Is there a way to fix it?  I had a lot of Chinese names, and wasn't sure if they were in the order of first, then last name.  I saw that there were a few average names that were obviously backwards.

 I just set up mine, planning on using ut for down payments.  You havr to realuze that the policy itself takes a while to be profitable.  Alit of people dont like it, but its basically amortization vs cimpound interest.  As long as you can keep up (to where it covers its own premiums), i like it.  Not to mention yoi can use it as a business loan from you to your biz, and save on taxes on the interest.  I have yet to use it, as i am just starting out in rei.  Who are you setting it up with?

How do I find a list of recent evictions and back taxes?  Is this public record?

Thanks for the response, but if i contract the deal, isnt that financong already part of it? Meaning, if the buyer has their own fonancing, can i change it afyer its in contract?
