say I have a seller under contract who is willing to owner finance for a few years with a down payment, then balloon.  How much harder is this deal to pass onto investors?  Coming from no experience, it seems like a lot of the buyers have cash or financing already.  Not true?  Is this type of deal, or like a subject to, common from wholesalers?

Hi, is there a discount on postage if I send say 500-1000 yellow letters?  I did some searching, and found standard mail?  Apparently its bulk mail with a postage discount, with no gtd. delivery date, just kinda when they can.  Does anyone use this, or know about it?

also, hiw big of a list. I was thinking 500-1000. Right now im new and a one man team, is 1000 too much or 500 too little? I have a good amount of free time to operate.

Im on that 6mos, once a month plan

Yea, get them to the website so the site can do all the work for which will save you tons of time and eliminate those tire kickers. BELIEVE ME!!

 So do you ever answer the phone?  Or do all your calls get sent to voicemail?  Is it better to have them call you instead of go to a website?  I don't have one set up, is it vital?  At least in the beginning?

I am planning my direct mail campaign and am wondering how do you separate your lists and mailers? Different phone numbers for everything? 

I use google voice and can only assign one number to my phone.  Am I missing something? If not, what voicemail service/phone service are you using to distinguish between lists and mailers?

Also, i am checking out podio, seems very efficient for following up with prospects.  However I dont know how to use it really, is there a tutorial somewhere?
