We are becoming familiar with regulations in PG County. For a new build there are so many hoops PG County wants you to go through to build on land. Has anyone had success in PG County Maryland with a new build. We have 1 acre with a property that we have to demo and are unsure of the best method of going about this project.

Hello everyone!

I am looking to move into another rental market however I want to use another tool to analyze investor activity in a market without using my agent. Does anyone have any suggestions on how to analyze a rental market without using your agent? I am looking for Baltimore City Maryland and Atlanta GA Georgia rental zipcodes

Have you considered completing a JV with a local wholesaler? Someone who can do showings in the Salisbury area may be a great option.

Do the bigger pockets family have any advice for a newbie from Baltimore ?

Hey LaShae! Baltimore is an awesome for wholesaling. You should definitely attend the Real Deal meetup 2/27/2016 at the Towson University Marriott as well as Baltimore REIA 2/18/2015 Sheraton Towson, 903 Dulaney Valley Rd., Towson MD 21204. You can network with a lot of investors actually DOING the business. I will be at the Real Deal meet up for sure and can point you in the direction of some great wholesalers.

Hey everyone, my name is Lee i'm new here. I am looking to buy my first property which is a foreclosed 1235sq ft corner row home and total rehab. The asking price is $3,000. The property is in a low income community. After the rehab is complete I plan to rent the home out. I have not been inside this property yet, but from the pictures it looks like alot of work. I get mixed opinions from family and friends. Any advice?

Have you taken a look at any turn key properties in the area? Having one already completed for you to just purchase and rent out ASAP is also a good option.

I just completed a rehab in Baltimore City similar to what you are doing. It can be an awesome deal if the contractor is use to working with these types of properties in the city. I have a good contractor that works on row homes in the city let me know if you need his information,

Hello,

I am new to these forums. I am eager to learn and be prepared as much as possible prior to getting into the fix and flip area of real estate locally. My name is Angie, and my primary occupation is as a physical therapist. I have been renting out what used to be my primary residence in Baltimore City since 2007, and I have fixed up and sold one property back in 2004 with a partner. I would like to learn as much as possible about the Baltimore/surrounding area and get my feet with my first fixer property this year. My wife and I will be working this business together. I'm excited to learn as much as I can. I've read about 2-3 books so far on real estate investing and flipping, but I know I can learn a lot more before I start.

Awesome! Can't wait to hear more about your projects. There are a lot of groups in Baltimore City that can help you accelerate the process of starting your business real time! The Real Deal meet up, BWI meet up, Baltimore REIA and so much more.

Hey! I currently invest in the Baltimore City area. Baltimore is block by block so definitely find an investor that is fluent in the area or a RE agent that can help you find a stable block to make money on. West Baltimore close to the inner harbor and east baltimore close to Hopkins are two pretty good rental areas that are not over priced for acquiring properties.

realdealmeetup.com is having their next meeting Feb 27th and Baltimore REIA is a good resource. Both are awesome groups to become involved with. A lot of free resources available and big players in the Baltimore investment arena spear head those groups. Whenever you are thinking about attending let me know! @Michelle E.
