Meeting Topic: Colin will be reviewing two new laws signed in by Polis impacting the way we operate our long term rentals. These are House Bill 24-1098 (For Cause Evictions) and Senate Bill 24-094 (Amendments surrounding the Warranty of Habitability). What is at stake is financial penalties paid to the Tenant by the Landlord to be the greater of $5,000 or 3x the rental rate plus attorney fees, court fees, and an order of possession to be granted to the Tenant. We will discuss what the biggest effects are and how Solid Rock Realty is changing their operations to remain compliant and mitigate the new risks to Landlords.

Meeting Topic: Gary Sparrow is a licensed commercial and residential General Contractor and the owner of Innovative Building Solutions. His Passion for craftsmanship really started in high school making custom furniture with his father. Gary started doing more formal construction projects as a maintenance supervisor at the Olympic Village with the 1980 Winter Olympics in Lake Placid, NY. Gary also spent 21 years in executive positions managing Christian camp facilities allowing him to actively be involved in a variety of construction endeavors and to help manage the development and expansion of these properties. Gary will be speaking on "Building a successful Business on Successful Relationships."

He received undergraduate degrees in Architecture and Interior Architecture from Auburn University and a graduate degree in Architecture rom the University of California, Berkeley. Mr. Priebe has his office in Colorado Springs, CO. He has been practicing law for 28 years, with many of those years dedicating to representing wholesalers, flippers and real estate brokers. As a real estate investor himself, he understands the needs of those who also invest in real estate. He will be available to take your questions about the subject topic as well as other questions.

Subject Topic: Corporate Transparency Act

On January 1, 2021, Congress passed the National Defense Authorization Act for Fiscal Year 2021, which includes the Corporate Transparency Act (the CTA). The new requirements under CTA will start January 1, 2024. The CTA requires all U.S. businesses to file “beneficial ownership” information with the Financial Crimes Enforcement Network (FinCEN). Mr. Priebe will be discussing this major piece of regulation and the implications and requirements for all companies and their owners. If you currently have an entity or plan to start an entity, you need to know about this matter.

Other topic: Due to a recent U.S. Supreme Court decision, there have been some changes to the Colorado tax lien sales process. Mr. Priebe will highlight those changes and will bring investors up to speed on the issue and a possible work-around.
