My only experience with the white thermafoil cabinets is that they melt a bit when next to an oven.

There are quite a few threads that you can search. There are good recommendations regarding websites to find VAs as well as tips on how to hire, train and what to expect.  I've been reading some because I'm considering it from the other angle...doing it to make some extra cash.

If you neighbors have decks similar to what you want, then I would expect that it is possible to have built. I would reach out to the HOA & verify their criteria regarding decks and construction.

Attachment happens sometimes. Maybe a happy balance can be found by requiring the minimum from the tenants, and you guys (or landscapers) come in a couple times a year to go more in depth?

If the yard is important to your wife, you are probably better off hiring landscapers or doing it yourself. I don't have the experience yet, but I expect tenants are likely to do bare minimum.

No problem. I thought maybe I was missing something. You can probably add a clause to future leases if you want tenants to be responsible for these things. However, you may want to be careful adding gutters because people may try to do it themselves and get hurt.

If there was no mention of gutters or landscaping being the responsibility of the tenants, why would you charge them?

Ours has run loud the three years we've lived in our house. It's our first sump pump and we didn't know it should be any different. 

Yesterday it made an extremely loud noise. I thought it sounded like the pipe got clogged. We turned off the breaker for a few minutes & turned it back on. It immediately started running quieter. I now think we had a partial clog all along. 

I really don't know, but maybe my experience will help you troubleshoot.

In the last week or so, it seems that the "follow" button has disappeared from Safari on my phone. It also doesn't look to be an option in the app.
