Glad you can still get the floor! I believe I’ve read that you can pull it up, but I’ve never tried. The transition strips are not perfect, but they work.

Have you verified the flooring color used in the dining room is still available? We thought we picked a common color that would not be taken off the market very quickly, but less than a year later and we are unable to find it anywhere. Thankfully it is only a half bath that needs to be redone, but it could have been a much more expensive mistake.

It’s been a couple years, but I read to use double the adhesive that was recommended and we did, plus some. I still wish we had done more.

Be prepared to put in new “waterproof drywall” I can’t remember the actual term for it.

Check, double check, and then triple check the locations where you will cut holes for the faucet and handles

If it’s the only tub or shower in your home, line up somewhere to shower. If it takes longer than you plan, you could end up showering in the kitchen in a Rubbermaid tub with your kitchen sprayer. That is what we did on days we didn’t have time to get to a friend’s to shower.

I’m not a professional, but these are the things I remember from replacing ours.

Does it have a side-by-side w/d now?  Could you provide a stackable w/d in the kitchen? You could gain some space depending on the exact layout.

I agree that losing the tub could be an issue, however that really depends on what the local pool of renters are nearby.

Maybe reach out to a few companies/realtors even if they aren’t hiring. They may have some advice on what/how to get started in the area.

Could someone have repaired/refinished the wall and took the compound down over the baseboard?

I'm interested in the responses to your questions, but wanted to throw out utility hardwood, I believe it's called. It's cheaper & requires more filler from what I've read, but is easier on the budget.

We are currently living in a place that we plan to rent out when we are finished living here. We thought our kitchen would need much more work, but as I've followed the neighborhood over the last couple years...very few have done anything beyond replacing appliances & flooring.

If I were you, I would move in & follow the neighborhood. That will tell you what is expected/needed. We painted the walls, replaced the stove & dishwasher, then just had the drawer boxes rebuilt for about $150. We originally planned to spend about $5k. Glad we waited & learned our lesson before spending the $
