Thanks for all of the replies.  Figured there would be some people involved in that side of the business here.  I am not anywhere near the point of going that route, just looking for a mentor or source information to understand it as the opportunity has come by twice now, but I had to pass as I am not familiar enough at this point.

I am looking to expand my knowledge, but never see anything on the site about hotels or motels.  If anyone on here can point out some of the pros and cons or good places to learn more, it would be greatly appreciated.

it depends on your goals and priorities.  Key west provides easy to rent, high cost, high return rentals.

No one really knows how the market will go, but I agree w Joel Owens that you can win in every market and you should invest every dollar you can each day to outpace inflation
