Not a lot of traction in 7 years.  This site might be good for some basics and networking, but that's about it.  I'd look elsewhere IRT steel buildings

Just seeing the cost of huge storage structures made of steel made me curious.  I know it wouldn't be allowed in some residential areas but wondered why I never see for housing considering the cost and advantages

Less doors, more risk.  Sure it is easier, but it sounds like banking on appreciation alone.  That is a lot invested to make nothing.  The fact that you live in one door however does make it a huge win.

I think that is the perfect range to look for NNN properties, but I wouldn't expect 10 percent in that range for a quality tenant with years on the lease

I prefer cashflow bc I think it is more predictable than appreciation, but if you have strong reason to believe there is appreciation, you have to consider it, because big appreciation swings do more for you than cash flow ever will.

@Rich Carry where can you find info about 2 years in the last 10 vice 5 for military?

There aren't as many spokesmen for notes that do a good job of explaining the benefits compared to stocks or real estate

I like getting paid, but use a p.o. box if you don' want someone at your house.  You could also set up accounts for each tenant

Ok, I'm going to clarify a little.  I was asking to hear individual answers, not necessarily for me, but to generate ideas of what people would do in different locations and situations.  So I'll add a scenario for discussion.  Same cash, in southern California, owns between 2 and 3 million in sfh and small multi, with half of it leveraged and looking to retire in 2 years.  Let's say the rental income currently just covers business and living expenses
