Jacob, keep it up. I make 6 month goal sheets. From Jan 1 to July 1 and then to Dec 31. I re group in Dec for the next year's goals. 6 months is far enough to do some damage but not too far out to forget and not be effective. For particular 6 month goals such as (add 300 people to my buyers list for charleston market) I will make a checklist and break it into weekly goals. As in i'll print a excel spreadsheet and make an X in each box for the week that I added 13 buyers to my list. Or you can make tally's. Just stick to the grind and put on your blinders. There is NO reason you could not be working for yourself by 25/26 if your put your head down and do the work. Go get it.

Congratulations on getting back in it! My wife and I do rehabs in the area and some wholesales here and there. Most of our wholesaling is in Charleston, SC. We also hold a rental portfolio. Let me know if there is anything we can do to help. Deals are hard to come by in this market but they are out there! Thank you @Erin K.! It was a journey for sure. This one took me through hell and back multiple times haha. Bought for 50K, put in around 145K and sold for 260K.

@Kalimah Jenkins nice one! Mannn I love these contemporary style houses. Numbers don't look bad. For sure your biggest problem was the pics and not enough exposure. My wife is an agent so we can list our flips and FMLS really brings all the exposure needed. Once you get those kinks worked out (you prob already have) the offers should come rolling in.

Solid rental here. 10+ year long term tenant in place, and Ms Brown has kindly asked to stay. She keeps great care of the place, as if she owned it. She's currently paying $625/mo, but with $6-8K in fixes she would be willing to sign a lease at $800/mo!! Roof & HVAC are in good working order. House has nicely finished hardwoods as well. Pretty plug-and-play here.
