Is there any reliable software for expediting my market analysis? ... I cover my entire county and am not familiar with every town / market.

@Nick Lee - When you ask a Realtor for ARV, most will not really give you the number that you need. In a Realtor's mind, they are thinking "list price". For example, they may be thinking a list price of 139,000 but in order to get a fast sale, you might actually need to list it for 132 and expect to get negotiated down to 125. So, what number is the ARV? I say it's 125 in this example.

Also, the best thing to do is to become a Realtor yourself. I did and many others on this board are also Realtors.
