I know it's a shot in the dark, but does anyone know of or recommend a Realtor in Newberry, SC which is between Greenville and Columbia? 

My friend owns two income producing homes and is looking to sell them. Both currently rented, but the rents aren't reflective of average market rent since his best friend lives in one and he gave a deal to the other.

My office has listed 8 condos in Charlotte that are 2 blocks from UNC Charlotte! The asking price is $95,000 per condo. 

Each Condo:

4 beds with locked doors

4 baths (one on each room)

Common kitchen, dining, living room

90% average occupancy during the year

Current rent is $380 per room for any leases signed in 2014

Some rents are $350 because they’ve been there for a few years

Walking distance to the largest college in Charlotte with approximately 26,000+ enrolled

HOA fees per unit are $155/month

Owner provides cable/internet/(water up to $100)

Each condo could likely use some sprucing up with new carpet and paint.

Calling all investors! Well, first off, I'm a Realtor. Ok, now that we have that out of the way, let's get to it. 

I have sourced a deal in Charlotte, NC that is a pretty safe and sound investment. It would require the purchase of a piece of property, building a home on the property, then selling the home at $231 per square foot which is the low average price per square footage of homes built in the immediate area. I don't want to profit share or anything like that, I just want to be the realtor for buying the land and selling the home. I have a builder in mind that our company partners with regularly that could do the work. They use this similar model in the high end areas of Charlotte. 

Basics:
Buy land: $250,000
Build 4,000sqft house: $400,000
Sell newly built house: $925,000
Realtor commission of 5%: $46,250 (That's why I'm fine with just being the Realtor :) ) 
Average days on market in the area is 11.

Brian, our company flips about 15+ homes in the Charlotte Metro. We have a great relationship with ACD Construction, http://acdconstructionllc.com. They do great work in and around the Charlotte area. When we flip houses for clients or ourselves we have our own subcontractors we use so it's rare that we actually use ACD but we work with them throughout the year on various projects. We like to flip in the Plaza Midwood, Dilworth, Cotswold, Park Rd, and areas where similar home sales are $200+ per square foot. We would be able to tear down and rebuild if needed.

I help a lot of investors invest in the Charlotte area, but you have to be careful because a lot of areas are very hit and miss on the demographics. There are streets that are high rent rolls on one side, then 1/4 mile down they are low income rentals.

@Tasha Mckoy , the buyer who was interested in the properties backed out before we even had an inspection. They decided to re-appropriate the funds to other projects, so the houses are back on the market!

Same lot, different parcels. 

Went under contract last night though. :/
