@Nasar Elarabi, we won't have a specific topic. In the past it's worked well having individuals seek out those they wish to speak to based on our introductions. The groups change frequently throughout the evening and generally every talks to everyone else at least for a brief moment.

Welcome to the group! Check out our meetup we are having next Tuesday in the events section. 

It sounds like you need to speak with someone well versed in self-directed IRA's so that you can utilize the money in your 401k as investment capital and not be penalized for taking it out early. I would recommend flipping over buy-n-hold based on my limited experience and the vast experience of the owner of the company I work for (he currently owns 34 houses and now flips 10 per year).

Buy-n-hold can produce some great numbers though, so don't discount it just yet. The key is being able to see the potential. 

Two scenarios;
First investor: I want to be able to finance a house and I want it to be in rentable condition. Ok, sounds great, here's your house and your 12% return

Second investor: I want to be able to make a killer return, let's buy an ugly house with cash and make it pretty with more cash. Ok, sounds even better, here's your 20% return

Yes, both of those are accurate representations that I dealt with over the last year. 

Anyways, I hope you find a wealth of knowledge on the site, and like I said; come out to Dilworth Neighborhood Grille next tuesday at 7pm and talk with all kinds of people who might be able to give you advice and lessons!!

Hey everyone, it's that time again. 

Let's try to get a solid meetup going for Tuesday January 20th. 

Try to post a response on here pretty soon so we can get an early head count so we can reserve the Morehead room.

We are just a bunch of real estate junkies who want to talk to each other and try to learn. It's a free for all once you get in there, so have your questions ready to ask whomever you happen to be talking with.

It takes a special client to desire the chopping block. If you're in the $200k+ market then I think it would be a big hit. We did one on just the island and put a hole in it with trash can designation under which was a big success. 

If you're too far under that market, I fear you won't have the clients in there that will appreciate it. i.e. the Mcdonalds, hamburger helper, oodles of noodles every night kind of family and they may not like it.

In order for a property manager to evict for you, you would have to have a management agreement in place. They would then only be able to file a judgement for the amount owed to you from the start of the management agreement. You know as well as I do that it doesn't matter how much the judgement is for, you won't get that back. 

You can usually find an attorney who will do the paperwork on your behalf. It's a few hundred bucks, but it's easier than you coming all the way up here or signing up for property management. Especially if you're going to continue to self-manage. 

This is all from experience as I work for a management company. I would suggest seeking legal advice for more information.
