See if your area has a local real estate investors group. Could attend a meeting or two and search out fresh investors who may not have a team put together yet.

I have never heard of that type of rule or law. If you're legally allowed to own the property I imagine you're allowed to do anything you want with it so long as it conforms to local laws and code.

Hello all,

Recently I began an effort to develop my 2D/3D design hobby into a small but growing business. I began doing this in order to help my personal renovation projects, and found a lot of interest locally in the service. I've had the opportunity to work with a few BP members, as well as some clients in my local neck of the woods.

I'm posting today to offer fellow BP'ers a chance to use my service at a discount. If you're interested, feel free to reach out to me by posting here, messaging me, or using the contact information available in my signature.

Just a bit about what I can provide:

  • 2D overhead views of a room layout
  • 3D mockups in quick render finishes
  • 3D perspective floor views, wireframes, "glass house view"
  • Fully rendered 3D views with realistic lighting and coloring

For full disclosure I will note that I am not an engineer or architect, and encourage all my clients to vet any designs that include changes to the structure with an engineer. What I do is help you envision your project, and deliver something that you or your GC can use to ensure your finished product is how you want it to look. Often my clients come to me with a blank slate and simply say "what would you do," and other times, my clients have a clear vision of what they want, but need something to help get others on board. Whatever your needs are, let me know and I'll be happy to see if I can help.

** For remote design, I do ask people to pay in advance, as once the designs are delivered I have no recourse to encourage payment. If you're a well-established member I can/will consider exceptions to this rule.

They have to be interested and motivated to do something to change their situation. If people show interest or ask questions, I'm always happy to talk about things I've done to be better off. But people, by and large, like to complain, and to those, I have little interest or patience.

There are really two types of people in the workplace I have found. There are those who will say "why does he get to do that, or why does he make more money than me." And then there are the small minority who instead say "how can I get to do that too, or what would I need to do to make more money."

It's that second group I enjoy speaking with, have respect for, and love to help.

I think the brick looks nice. I'd remove the big bushes near the sidewalk and on the right side near the house, and put in some mulch/cedar and some colorful plants. That will quickly add some variety to the colors and really punch up the curb appeal I think. Some colorful window dressings on the interior might help as well, as the white, while it doesn't look bad, tends to look bland to me.

Unfortunately you're dealing with someone who is still emotionally attached to the property and can't be objective about its true market value.

Do you personally not like the style of the fridge, or do buyers not like that style? Our goal is to keep costs down and appeal to the masses. 

 I'm not a fan of the side-by-side in general simply because it's a compromise on both fridge and freezer space. They are less-expensive and easier to pack into tight spaces, but I find the french door style fridges to have much more usable space. As people also trend towards organic I find that more goes into the fridge, and less into the freezer, meaning have a fridge space that spans top to bottom is less-practical than a fridge that is located fully on the upper half, and a less-used freezer that people need to bend down for. 

I'm mainly speaking from personal experience on this one though. I know that if my wife and I moved into a place with a side-by-side we'd instantly be considering the cost of replacing it. But I can certainly understand wanting to save money, and if your target buyers are used to that size/style then can't argue with the logic :).

Looks like a good deal, though I hate that style fridge/freezer. Is $370k upscale for your area, or middle of the road?

$370k here would warrant a french door-style fridge for sure, and likely a gas range of some kind. But $370k in my local area is a 2500-3000+sq.ft home a few years old or less.

 I think he was referring to whether or not it would resolve the odor. I think that depends on if the soilage made it to the subfloor and saturated the wood.
