I haven't been to one, but from what I've read I'll agree with others that say you won't learn anything there that you can't here and other places online.

I personally cannot stand the thought of PAYING someone money to then have to suffer through a sales pitch, not matter what content they provide leading up to it. Only pitches I've sat through are ones where I genuinely am interested in the product, or where they give me something (like a free stay in Vegas), and even then, by the end of the pitch I tell myself "never again."

Being that it's on a slab you'd definitely want to do your due diligence on that sloping kitchen floor. If it's cracked or sinking it could be a major pain/hassle. Could also explain some of the other structural issues you're seeing.

I have and continue to use Google Sketchup, especially for custom work, and then use another program called Chief Architect (interior version) for detailed interior design and finishing. Sketchup comes in both a free and pro version ($550 or so) while Chief Architect is much more expensive, but incredibly powerful.

IMO it tend to look cheap, or like a quick fix when you have painted tile. That's why I think it tends to be OK in cheaper homes, as there isn't an expectation of some of the nicer finishes. If 225k is in an upper range in that area you'd probably be better off with new tile.

I've never seen a painted fiberglass tub, but there are products to do it. If that comes out looking okay you could save money there and just redo the tile.

Hope this is acurate (I'm still learning) and hope it helps.

I'm not sure I understand how the above value plays into the selling price of the rehabbed home? Can someone explain it a bit more, since what the OP is trying to do is establish an accurate ARV? I thought that was a formula mainly used in establishing the purchase price. And in that case, would it be appropriate to subtract profit, as I thought the 70% rule was there to help ensure you made profit.

If you're really adventurous you could lay them in some even more complex ways, such as in a chevron pattern with a straight border:

There are a lot of neat ways it can go down, it's just a matter of time and money :). I would lay according to what is expected for the area. When I lay it straight I make it parallel to the greater length of the house. So if 'north and south' of my house (or the room I'm laying it in if only one room) is longer than 'east/west', I lay the flooring in a 'north/south' pattern.

My understanding is that Home Depot just subs out the installation to a 3rd party in the area, but I could be wrong.

Hey Steven,

Looks like you've keyed in on some important lessons from your flip. Having a plan/idea on paper really helps convey what you want the finished product to look like. I'm a very visual person, so I can walk into a room and "see" the finished product. My wife on the other hand, is not. She needs to see it before she can "see" it if you know what I mean.

I've really gotten into the 2d and 3d design work for home interiors, and am looking to build a portfolio as I put together a business. If you need help on your next project let me know. I've done it for a few BP members pro-bono so long as I can use the designs and before/after photos in my portfolio. I can do different designs all day, but it is something else entirely to see someone take a design and make it real. Unfortunately I can't afford to do that multiple times over :).

Is that a different-colored tile in front of the toilet, or just a really square thin mat?
