@Denise Evans Very helpful links! @Traci Sherman - your best bet is always to read your lease first. If there is not a clause about abandoned property after move out - now is the time to have your attorney add that clause before your next tenant. Best of luck.

Try Thumbtack.com. I've had good luck there when I can't get a referral.

My spouse has two mortgages (soon to be 3 after this BRRR). I have zero mortgages. Title for two properties are in his name only. Title for the BRRR will be in both our names. We file taxes jointly.

If I apply for a conventional mortgage without my spouse as a co-borrower, will his rental properties affect my mortgage qualification since they show up on our schedule E and we file joint taxes?

I agree. My appliance repairman can typically fix the issue for equal to or less than the deductible on the warranty.

Plus, you have the issue of keeping track of your warranties and then specifically going through the warranty company for each issue.

First action item: find a local credit union. There is a huge difference between banks (for profit) and credit union (you are a member/owner).

Second action item: If Wells Fargo has not offered any resolution, file a complaint with the CFPB. If the credit card was not a Wells Fargo credit card, write a letter requesting a goodwill adjustment (google goodwill letter to creditors for ideas).

I use Cozy.co which is also free. Cozy makes money by offering tenant screening (credit & background checks) while rent processing is free. They do not offer maintenance requests, which would be nice.

I have the same questions about Rentigo. I checked out the site. The design looks great, but the FAQ was lacking and they seem to be a new company started around 2015. They do not say how they make money so I am hesitant to use them, especially if they are free now but plan to monetize by charging fees in the future...
