Investing in mobile Alabama?

Hello everyone looking into buying my first investment property and heavily thinking into the mobile, al area. Specifically the 36695 area code. Seems ideal since the school district is appealing and the coast guard. Plus university of south Alabama. I’ve been searching the forums here and haven’t found much on investors investing there... could anyone in the area or in general help out with the pros and cons? Thank you bp fam!
