What is the caprate everyone is buying in Cincinnati area? Most of the properties I am looking at are 8 or less. I am aiming at least 10, is it too ambitious?

We live in Cincinnati. We are looking for multi family deals under a million dollars in Northern Kentucky, Indianapolis, Columbus, Cleveland, Lexington, Louisville area. Pretty much within 2 to 3 hour drive distance from Cincinnati. Please PM me, if you come across some or looking into offloading some of your smaller properties. Thanks.
