Hi Joe, Sure I can provide instructions - though I have moved on to more professional, pad system now. As an organic growth, we ended up establishing our own VA set up and and service around that.

Hi @Dwani Shah - Which neighborhood is this property located. Depends on the street the quality of investment could vary. In RE investments you'll have unexpected expenditures. 9\below 10%CoC and 167k for a duplex seems high in my opinion ($900/unit). We almost own or manage property in every neighborhood of Cincinnati. If you can tell me which neighborhood or street this property is in, I may be able to give you more guidance on this. Oh by the way, the tax is going to increase based on purchase price.

@Dave Spooner Considering the spread of our properties, we don't really care which area, as far as the numbers work out we pick it. Even if they are in the hoods, provided the numbers mitigate the risk. We used to source most of our deals via MLS but from last year we rely on our own full blowing direct mail marketing.

@Dave Spooner We invest heavily around westwood, cheviot, college hill areas., now that we are slowly inching towards 100 doors, it has been great so far !! All our properties are pretty much spread all over hamilton county - west of 71 and south of 215.

W invest heavily in Cincinnati OH, mainly in Hamilton county. We typically buy in the range of 100-120k and rent it out $1200-$1400., I have lived over at Morrow, not very far away from S Lebanon. Like someone said above, if it is in Kings school district, there is upside to it but otherwise I wouldn't want to invest at Lebanon. Ohio is a good place to invest but you should work with someone who knows local market very well, as it can vary from street to street.

As investors, we struggled to find good a PM / property manager to manage our properties, when things didn't work out as we expected we started managing our own. 

As investors, we didn't like several things in PM business starting with tenant placement fee - we felt that this is a conflict of interest. Certainly placing tenant is very difficult and time consuming things to do. If there is no incentive to place new tenants, as a PM, one will do everything they can to get quality tenants and ensure that they don't leave. Also there are other bad (dishonest?) practices like padding the repairs, hidden fees, poor communication etc.

Currently we charge a flat fee to manage the properties - PERIOD. No other charges, no hidden fees, most importantly no tenant placement fee. Our promise is that we will treat every single property as our own, we care for your investment and bottom line. A PM can make or break your investments. We use Buildium, we are part of a small brokerage and we comply with all state and federal laws reg Property Management. We are based out of Cincinnati, Ohio

We are local investors with over 75 properties to our name & we do have a few in this area. Like Paul said, it is improving but lot of rough blocks. If you are having just one or two properties, definitely I would recommend having a property manager (we manage all ours as well as for few other out of state investors through our brokerage company) so that you don't get sucked into myriad tenant issues.

This is not a sales pitch, we aren't selling anything. We want to nurture and help local real estate investors, especially people with W2 jobs and show how the wealth can be created .

Learn from couple of techies, who started investing right here in Cincinnati, while working in their W2 jobs and amassed a portfolio of 75+ doors in the past few years.

We want to create, nurture a close knit of local investors. Help them by sharing our knowledge, experience. When we started we didn't have mentors, no one to ask questions or learn from. We learnt from our own mistakes, luckily we didn't make the same mistakes twice.
