I got single family  home with bank's money for 12,500 plus rehab fund of 30,000, rent is 1600 per month and refi it in 3 months for 110000 cash out 40000 or more.

depend on your exist strategy and how do you want to leverage equity of that property.

BRRRR Strategy is bread and butter for us. I agree with Joe Scorese. You need all he mentioned plus Accountant

I would do direct finance under LLC. If number makes sense.

If your rent is way under the market, you can increase your rent, however make sure your tenant has income to support that.
