I am new to the Hampton Roads area and I have bought a few properties since I've been here. I want to learn to golf and share some real estate knowledge. Would anyone be interested in meeting up for golf a real estate conversations?

The short answer is you can't. What I do is find a property that based off my personal experience I believe I can handle. Once I have narrowed the list down to the one Im ready to move on I make the offer with a 10 day inspection contingency. Once the offer is accepted I pay for a licensed inspector to comb through the property. Once I receive that inspection I can then decide if I want to continue. Keep in mind doing it this way you risk loosing what ever EMD you put down and the cost of the inspection if you do decide to pull out. This is what I would suggest doing until you get a few under your belt and know what to look for.

@leon lee Thats great. Hopefully you can use that to make contact and establish a better line of communication. It would be great if you figured out they were not blowing you off, but instead they have another preferred means of communication.

@Leon Lee What does the lease say about responding to correspondence. Does the lease have something in it about what will happen if written correspondence is not responded to in a certain amount of time.

@Steve Vaughan I was asking because it seems as if the seller would be taking on a large portion of the risk and would have very little incentive to carry the note. I was looking at the possibility of PMI on a private note to mitigate some of those risks. I understand that this thread is about PMI, but of course the more questions that get answered the more questions that come up.
