While I cannot speak intelligently on the Chattanooga area, I will say that the most difficult part I have found to investing out of state is ensuring the quality of what you are paying for. We do not put a lot of thought in to that part until it is too late. I recommend really sitting down and figuring out how you are going to verify things are getting done to your standards before you even submit any offers.

If I were in that position I would look for deals near my school that would be a good candidate for a house hack. This way I could charge rent to off set any cost associated with ownership. To fund the deal I would ask for owner financing. That way I wouldn't have to worry about not having income and the whole pesky being broke in college situation. If the house need things like paint and yard improvements, I would use pizza and beverages of my friends choice to fund those simple upgrades. What so you think about that idea?

@Bud Gaffney Absolutely. I Acquired a few duplexes and rehabbed them using my own cash and credit. I have been trying to refi my money out with HELOCs but I having a hard time finding a bank that will do the HELOC in the current market.

@George Pauley For me it seems as if every decision was an absolute bone headed money losing mistake.... Until it isn't. I would venture to guess most investors feel this way for a large part of their careers. I use that "college tuition" explanation a lot. I think I stole it from Robert Kiyosaki.

The issue for me is always with services. Title companies, mortgage processors, lawyers and government offices all have limited staff during the holidays which makes getting anything done quickly all but impossible. Has anyone else had this issue?
