When negotiating, everything sounds the same

The more volume we do, the more of the same old lines I hear every day. I literally sit at my desk fielding phone calls from investors who want to negotiate down our asking price-- all day sometimes. The thing is, I hear the same thing again and again. I understand that there is an urge inside a lot of investors to give their “pitch” before they give me their number. However, how many of them have stopped to questions whether what they are reciting is the correct verbiage or even if it is necessary at all.

The difference between the person who wants to tell me why my comps are wrong and the person who wants to point out defects in the property are negligible. I used to think that people had varying sales approaches and they would ultimately have different success rates. I have come to believe that 90% of them are almost identical. What do you do to make yourself stand out when trying to purchase from a wholesaler?

Im not going to lie. If the numbers make sense for me, I do not hammer the whole seller over a couple thousand bucks. I am paying them for the convenience of not having to search and convince a seller to sell. If I wanted the absolute best price, I would approach the seller directly.
