@Bharath Raj let me be blunt, from what you have posted I should say that I think you got the shorter end of the stick, but then again I do not have the full picture! To answer your question, yes, you should introduce yourself to your tenant. New lease is not necessary you are required to honor the lease signed by the previous owner.

Retail: Anchors like JCP, Sears are closing stores, retail except for stand-alone restaurant properties are in trouble.

Office: Depending on the market, either this is over built or there are enough projects in the pipeline to create excess inventory by the 3rd Q of 2018.

Although brick and mortar retail may be seeing a setback online retail is booming giving rise to demand for flex space, warehouses, truck terminals and other logistic related properties.

Manufacturing is also on the up and up, hence industrial properties have a good outlook.

Concentrate on industrial and flex spaces, that is the future.

Label it "incubator" have 10% office rest warehouse, they are normally 1,200 SF. Incubator spaces are leased for 1 year at a time at fixed gross rent with no TI and leased as-is. HVAC is the tenant responsibility.

Write the contract in your name and add or assignee after your name. If the seller has an LLC specific just to that property, offer to buy the LLC that owns the property. Consult your lawyer before doing this. Do not use the seller's broker, he/she does not represent you and has a duty to get the best deal for his client (the seller). If you want to use a broker use a local broker who can tie up with a broker in the other state.

The landlord controls the lease, it is not marketable by the tenant. You can use it as a value enhancer if you are selling your business and the location is critical to the performance of the business but no dollar value can be put to the lease itself.

I agree with @Kyle J. set up a LLC. Non US citizens can be members of an LLC and also own properties here. Consult with your attorney.

@Jade S. see if you can get tax abatement (employment, upgrades etc). Common walls? does it mean this is a condo?

If you have not heard, banks will lend you money if you don't need it! Getting started is tough but not impossible. My advice would be to hook-up with lenders who provide interest only short term loans and flip properties before you look at buy and hold, cash flow properties.
