@Laramie Hiebner Confused! Are you talking about lease to buy? This does not work like residential! Would help if you are clearer about what you want to do.

I would suggest using a lender, generally speaking, they will look at everyone who has 20% or more equity stake. If this is your first deal get help from a real estate broker and have them evaluate the property. They will be able to guide through the purchase as well as the financing.

Here is another media hype (not) from CNN money quoting Credit Suisse  "Between 20% and 25% of American malls will close within five years, according to a new report out this week from Credit Suisse. That kind of plunge would be unprecedented in the nation's history."  Here is the link

I am commenting on the quote above " LOL 1,000 properties a week in Canton GA? I see about 6 retail properties for lease and about 14 for sale, must be a very slow market with plenty of people looking for bargains! Even in a larger town like Columbus, OH we do not see this kind of volume. As I said every market is different, just talk to brokers from Chicago. I think opinion on BP should be realistic and beneficial to all and not be a self-grandiose, just my opinion!"

@Billy Mclachlan please remember, the US is the most stable market in the world but not necessarily the most lucrative one, not saying the 15 - 20% cash on cash is not possible but you need a good agent. My advice would be to find an exclusive buyers agent who practices commercial real estate, not residential. In the US agents are licensed by state (an agent can be licensed in multiple states). If your target market is Florida, find one there. He/she will help you find properties that meet your investment goals in the state.

Yes, parking will make leasing the commercial space a problem. You are talking of about 1.5 parking spots per 1,000 SF. This will severely limit the types of businesses that will consider leasing from you.

It depends on the market you are in, it is a different story from market to market. Many places these are being torn down and mixed use properties are being developed, many just sit there abandoned. Lot depends on the local municipalities and whether the area is incorporated or unincorporated. Local citizens also play a major role.
