Hey, as an agent in Rochester, I’d say that it is doable with that price point. Not too sure about Buffalo though.

Quote from @Joseph Hossenlopp:

Thanks for all the input! I have shifted gears on my plan- I purchased a LTR (A Triplex) in Rochester, NY. My daughter went in on it with us- she will own her unit, and we are renting out the other 2 units. So, we are landlords now. Still thinking of a STR down the road....

Congratulations! Let me know if you ever have questions/concerns. I’m a local agent and investor here in Rochester.

Quote from @John J. Stoia:

Hello everyone!

I am looking to do a house hack on a duplex/triplex/fourplex around the Rochester, NY area for my first deal in 2024. I would like house hacking to be my first point of focus then move into MFHs/SFHs as I learn more.

I can contribute as I have a desire to continuously grow my knowledge, and I am willing to try new things and learn from others.

Let's connect and chat!

John, my partner and I have a quad we are selling in Rochester if you are interested.  Property has done really well for us but we are moving on from the Rochester market due to us going separate ways. Let me know if you want to take a look at it.  I also have 2 duplexes as well we want to sell.

Hey, can you DM me?! I might have some buyers as well.

I can’t speak for the other cities, but as an agent in Rochester, NY, I can agree with this city. Rents are fairly high in comparison to the prices, but, I am seeing quite a bit of tenants not paying, and it’s not a landlord friendly state.

Quote from @Jennifer Torres:

Do not buy in Rochester.  I know from personal experience that the prices are too good to be true.  I sent you a private message.

I'm sorry that you had a bad experience. That is not the case for everyone, I have a lot of clients doing well in a "low" price range.
