Hey, I can’t speak for other cities other than Rochester. You can find some properties on market for that, but most will have to be off-market. I work with some wholesalers, so I definitely could help you out with that.

I’m an agent in Rochester, NY, and don’t know anything about the market of Providence. With that being said, in Rochester, you have the opportunity for good cash flow, as many investors look over here. Also, you can find a lot of properties that need renovation, which looks like you’re looking to do. If you have any further questions, feel free to reach out to me!

I think it depends on 1) what kind of profit/loss you’d make if you sold it and 2) whether fixing repairs and replace the siding would increase the next tenant’s rent
