I could be mistaken as I don’t know every area in KC but Shawnee Heights is a part of the Topeka area. It has both good and suspect areas. If you give the location I would be happy to help

If the goal is to sell it for highest price and as quickly as possible and my budget allows, I would replace with a new trendy kitchen

I obviously don't know what the property looks like and I haven't lived in the KC area for about 15 years but that was a war zone in the early 2000s

Hello All! 

I would like to set up a Topeka Meet Up/Networking group that meets monthly if possible. The goal would be to help each other in our various businesses. I have had a few deals that I have come across in the last couple of months that weren't a fit for me but I have helped others acquire these properties. I would bet the deals I am looking for someone else has passed on or referred them to others. This would be for everyone. Buy and Hold, Wholesaling, Flipping, etc.

Clayton Crawford John Barrows Russell Brazil While I agree that you want to put your best foot forward with a written offer there is nothing wrong with the agent floating that in a verbal offer. It is though the duty of that agent to present any and all offers no matter what you are offering. I think you should start looking for deals that are off market. I don't believe you will find what you are looking for at the price that works on the MLS.

In KS - I charge $30.00 if I don't have it by 5pm on the 5th and then $3.00 a day after that. I just gave a tenant a 30 day notice to move out because they are late every month.
