John Dombrowski I have version 3.5.1 which was updated oct 2016. I just tried to update it and it just says open. I'm not a techie!
John Dombrowski I don't know how to find what version of the BP app I have downloaded. I have an iPhone 6+ that I purchased in December 2016. It seems like it is clunky sometimes but I blame that on my phone or service provider. I could be wrong. I don't think that helped much!

IMO you go for the duplex. If it is the right deal you will reap the benefits of that deal even after you have 1031 into another deal. Do the deal now if you have one. I went from 2002 (my first buy and hold) to 2012 (my next deal) waiting for the right deal and I would be so much further along if I had just jumped in. Best of luck!

Steve Bass I also use square cash! It is simple and free. Well it used to be free and automatically deposited into your account. Now you have an option to wait 1 business day to get your money with no fees. The tenant also has to have a debit or credit card and a smartphone. Over 60% of my tenants are 55+ years old and haven't upgraded to a smartphone!

Doing quick math I came up with a cap rate of 6.3%. I used all of the numbers provided but I didn't include the eviction number and correct me if I'm wrong but you don't include the mortgage in the calculation for cap rate. Also as stated above scaling this business is where the money is. Lastly, I personally think that real wealth is built over time in this business and almost any other business. The difference is that I don't know of anything else that provides the ability for someone else's $$ to essentially build your wealth for you. That last statement is times 2! Lenders $$$ and tenants pay the mortgage. You do hold the RISK! No risk No reward. My day job is in the stock market/insurance side of investments. Please find me any other invest other than real estate that you can take income off it and it doesn't drawdown the value. Open to other opinions on this. Dustin
