Seems like a fantastic idea if you can buy and sell businesses that easy! If I understand what you're saying the buyers of the business that you sell will be your tenants. If that isn't what you are thinking please correct me on this. Good luck and would love to hear about updates and successes you have with this idea.
I am not a 100% on your situation but if the $ you have in the stock market is non qualified $. Thus it is invested with after tax dollars. You shouldn't have much of a tax hit. You would have to pay taxes on the gains every year that you post a gain. (Depending on if you were day trading or buy and hold strategy that would determine if you pay capital gains tax or ordinary income tax) Let me get to my point.... If the $ is non qualified you should've been paying taxes on the gains all along the way. Thus you wouldn't have a big tax hit when taking the money to buy real estate. If it is qualified then like stated above you have options but they are extremely difficult for the average person to put into place

I think everyone agrees to change the locks. I have always kept an extra set of 2 exterior knobs and a deadbolt (that is what every one of my units have) and I rotate them when I have somebody move out. I have enough units and they are spread out enough that I don't think anyone could figure that out. Thanks for the Kwikset tip!

I have a 4plex and this is a common problem. Almost all residential appraisals are based on comps and at least in my area you have very few if any 4plex sales on the open market. I had to go to a local small bank for my original financing (they looked at the deal like it is a business not a residential property and the numbers worked for them) and then I refinanced after I noticed another 4plex sold in close proximity of my property. It took 3 tries for the bank to find an appraiser that felt comfortable attaching his name to the appraisal. Good luck mine is my best cash flowing property

I am in search of and probably should have been using a "tenant handbook" for the last 13 years but I haven't. Does anyone use something like this? FAQ's What to do what not to do. Call me for this Etc. Any help would be truly appreciated

I have done this in the past and it has always worked out fine. I had a tenant that went through a divorce and received a lump sum in the settlement. She paid up front and honestly I was worried that the major life change might change the person I did the background check on. She rented for 4 years only to move out when she bought a home. If you do your normal due diligence you should be fine.
