I am looking for lenders to refinance couple of SFRs in Durham, NC area from hard money to conventional. Please let me know if you have something.

There are many options, in more traditional way, you can attend classes conducted by gurus to understand the process, people has opinions about these classes but most of the time it’s 2nd hand info.

same could be done on own but it will be super time consuming.

other option is to find someone from your network who is doing it and pay some money and learn and invest with them.

MF is a big beast and principles always look for investors- this will be expedited learning and you’ll earn too.

Even if one has lot of money (million+) to invest, better to invest in multiple properties to help with diversification.

Value add really helps to multiply money and in case of MF you can have partners manage it for you.. say you can onboard 2-3 partners with less cash contribution but commitment to manage reno and other things..

My thesis is, upper range homes are getting price reductions etc but low-mid, fixers etc are getting interest from other segments.. Redfin/Zillow estimates 15-18% rise in price this year for Tacoma WA homes and I don’t see anyone reducing price for any sub-mid $250k homes ..

 Just believe few things (even without validation) love of parents, and couple of other things .. I would suggest to talk to your parent not to put you point of view but get their point of view, be a awesome son than a millionaire but ultimate goal is to become awesome millionaire son 🙂

And deal of the day comes everyday so i’m sure you are not loosing anything there ..

  • WS does not preclude you from going to college.  It can be worked part-time.

I would communicate to your parents that you understand that a college education is valuable and provides more opportunities but that RE is a passion and that WS is your means to work RE.

Remember that if you are argumentative your parents are likely to respond in kind and it likely will not get you the result you desire.

 Thanks Millions drops out of college and goes nowhere, just because if worked for few it will work for you is no guarantee, Bill gates and Steve Balmer was in top college at the best time and their families had their back.. Bill gates used so many resources from him parents business in the beginning says was a factor for his success..
