Right what he said or get a direct mail/ marketing campaign going or possibly link up with a bird dog from the REIN group in nashville but it's definitely a networking thing being able to make a offer and close really fast is a plus takes a little work but nashville is crazy competition with little inventory so when you do find a property and purchase it will be a diamond to you and the profits are awesome but try and partner with ppl who are seasoned investors who will help you find your way! I've had some success and always here to help if I can I have a good realtor and private Money friend but like everything you must be educated on what your doing and the market area you're trying to target

I have in 2105 but not this year having trouble getting deals because nashville market is inflated everybody wants more than what it's worth

i flipped a house and made six figures profit off it in nashville along with a few wholesale deals but as Nashville has ppl from all over pouring in im wanting to relocate because everything is inflated in the RE Market in Nashville and it is getting harder to find deals in Davidson County and even murfreesboro. i'd like to stay but the prices are too inflated for smart investing

I had some success in Nashville but looking to move to Atlanta was wondering what are good areas for fix and flips and could really use advice from a seasoned professional in the Atl and need to link up ..thanks ☺

So I bought my first house in June using a private money lender ive been making interest only payments. I am finished with the rehab and wasnt sure if I wanted to sell or refinance and rent. Problem is I have had gaps in my employment. but I only owe 1/3 of the appraisal of the house but i would like to get money from refinance to try and purchase another property while i have cash flow coming in off the rental i need some advice on ways to refinance because I talked to a guy a few months back and I didnt qualify he said...any ideas?

I bought a SFH that was 3/1 split level for 65k it appraised for like 120k but needed much work and rehab done to it. I am 5 months into it and finishing up ended up spending around 25k full gut rehab also added a room and bathroom but when it comes to taxes if i were to sell would i be hit with capital gains taxes? at what percent? and can i get a tax write off or something beneficial to the 25k in repairs i made to the property? thanks for any imput :)
