I never understood why contractors would ask for a large deposit to start a project, here in California your limited to what can be asked up front generally up to $1000 or 10%, which ever is less.

I never give deposit, most contractors that we deal with have a clear and well define scope of work, attached with a detail schedule of values (Especially for large projects that run a couple of months) and a construction schedule complete with milestones.

First of all Welcome to BiggerPockets, the feeling of being overwhelmed is standard. I feel that way almost every other day. The fact that you choose to start Wholesaling is a good start. Most people that look to get into Real Estate Investing don't even that much of a clue.

Try and find a local contractor or contractors in your area. Also networking with local BP members helps.

see if you can develop or have someone share with you a simple spread sheet and use it as a check off list, the more familiar you get with what needs to be done the better you'll get.

on average we spend about $10k to $20k on our kitchen for house between 1400/sf to 2200/sf
