Hi @Christian Mkpado. Welcome to the site. As you can tell there's plenty to absorb here. Feel free to reach out to us anytime you think I can help answer any questions. I currently flip mainly in LA and Orange Counties. I'm constantly looking for property to renovate. Take care and good luck!

I still consider myself relatively new to the flipping world, but I've been fortunate enough to meet and learn from others along the way. I'm currently working on our fourth flip and a fifth one will begin shortly. I also have our third flip on the market right now waiting to be bought.

The remodels normally take us about 6-8 weeks of rehab time, and then there's the usual 30 day escrow once a buyer wants it. Most of our flips have sold within 10 days. Our current flip is in a different market and is taking a bit longer to sell, but we had a feeling that might happen before we purchased it. All in all, I'd say our flips usually take just a little bit shy of four months from purchase to sold and close of escrow.

We usually will either do new cabinets for the kitchen or just sand them down and paint them..just depends on our budget and the condition of the cabinets themselves. Many times you can just repaint the cabinets and put new knobs and BOOM..good as new. For the door, it also depends on the condition of it. We've done both...replaced..and kept.

I personally like #29. They all have pros and cons, but 29 to me fits the logo of today. It's simple, clean, modern (clean edges) and is to the point. The others are to the point too but clean edges and simple I feel are what makes this one stand out. If you look at many companies and their logo, they've gone to simple..even the iPhone and stuff like that..all the apps and everything has gone to simple. Just a personal opinion.

Every market is different, but I look for cosmetic fixer uppers. I like to go in and just paint, add new appliances, maybe knock down some walls, change the flooring, and boom. I know others that will add sqft, or some that will will take things down to the studs.
