Welcome to the clan. Wholesaling is something I'd like to get into. I'm into the rehab business, but would really like to dip my feet into wholesaling. I tried but wouldn't work in my market..or at least didn't for me. Good luck on your venture. You're in great hands here. Take care!

I know someone else who has invested in Compton and ended up hiring a security guard throughout the night. If I remember correctly the concern was that others have had their homes broken into and equipment stolen during the rehab. Personally, I'm staying away from Compton. At least for now.

I'm in the southern California region and I usually go to wholesale stores. Having said that, it really depends on where you can find what you're looking for. We've bought from wholesale stores, to Amazon, to Home Depot, to random liquidator stores. For instance, we went from a wholesale store to Home Depot to back to a wholesale store, to now a different wholesale store for our flooring..and this is for the same property. In the end, we found a floor that we really liked. Not as cheap as the others we considered, but definitely a lot nicer..hoping to bring in more value in the end.

I'd definitely say it's a good time to really reassess your own personal goals with investing. Cash flow is great, but you'll probably need to be hanging on to more rentals. Flips are great..quick and easy money, but the hard part is finding the homes. Homes are sold all the time, but as an investor, it's not the easiest to find assets at the right price. 

Looking into different states could be an option, but like @Jonahvan Rico said, you really do need to set up your team, which might be difficult. Having an LLC might be beneficial in many ways, but really depends on your goals and how long you plan to continue investing. Plus if you use a hard money lender, many of them require an LLC. But then there's the whole debate about asset protection, and that's where an LLC would be handy.

Hey all. Thanks for all the welcomes. Seems like people are interested in the flip. My wife and I purchased a home in Long Beach through an acquisition company. We tried or months to find deals on our own but couldn't ever get the prices low enough. My agent ran numbers and it looked like what they were telling us was pretty accurate. Seemed pretty cosmetic, so nothing too drastic. Figured that'd be a good thing for our very first flip and all. It'd be nice to get something in Orange County but the prices are too high for what we've been looking for. Had a few potential assets but didn't pull the trigger on those. 

I know it gets easier, but we've been learning lots about the process. It's been a month now and hoping to have it done in about another month or so. I think one of the hardest things for my wife and I is to know when to fix versus replace and when to not add things. Trying to make sure we stay within budget. We'll see how it goes.
