@Nick Mess In my opinion a truck is a must have day one. Yes the job can be done with a van or even and SUV if you desire I think that comes down to preference.

It also depends highly on what other activities you do or desire to do. For example I enjoy hunting, fishing and other outdoor activities. My preferred rig for all around life is a one tone ford pick-up truck that starts. The rest is just widow dressing. Heck you wouldn't want to throw a freshly harvested buck in the back if your work van... That's a bit much. Just get a truck. Take 10k and go find a good solid rig and keep it and love it and clean it... 😂

If you want to get specific I drive a 2001 Ford F-350 turbo diesel CCSB with a ZF-6 6 speed. I pull a 16' car trailer often as well as an RV that I live in full time with my family while we renovate houses for profit.

Bottom line ... Don't sweat the small stuff and never forget to invest in yourself.

That's correct, oh very cool! I love the Roseburg area it is stunningly beautiful. I have actually just today moved back toy home market of the Yakima valley Washington wine county area !

Very excited to start new Investments here and be with my family full time.

@Nicole Draper You become a licensed dealer.

In my state (OR) it's $542.00 and an application. If approved and paid you get the dealers license and your good to go you can advertise and sell as many homes as you wish. Just keep good records.

I should add that I do this with manufactured homes which are personal property and there is likely different rules for brick and mortar homes 🤘🤑 Happy investing. I'm Not an attorney and that's not advice it's just my experience. 🤦‍♂️🤷

No, you should always represent who you really are. Most Investors would rather buy from someone on there first deal that was honest than someone on the 100th deal that is a bs'er.

When wholesaling it's the deal and the numbers that your representing. Be forthright bring a solid deal and leave more meat on it than you take and you will be fine.

I personally have done 6 of these deals with mobile homes and there are a blast but challenging.

Hello there BP I'm a mobile investor and wondering if it is possible to BRRRR with a mobile home. What I am really wondering is if you would get the same tax benefits after living in it for 2 years. Meaning no capitol gains tax on the profit of course. Thanks so much in advance .

mobile home investing is a very great way to get into real estate at a low entry cost and high reward. what I love the most about it is that it is a gateway drug to owning mobile home parks. 

when a bank or hard money guy or gal asks you well I see you want to buy this mobile home park but … what do you know of mobile home parks... you can say well I own several homes in parks In the area and here are references for you to call that I have worked with. 

I will stand firm on saying that mobile home park investing is hands down the most lucrative niche in the real estate industry if done properly. 


That is in fact why I invest in mobile homes. It's my gateway to the most lucrative niche in the industry.

Should I bring in a partner for assisting with renovations and project management? I currently renovate and resell homes as well as wholesale and fix and flip for cash to buy rentals.

The idea of a partner is appealing but at the same time a hassle and am debating just hiring the work out and factoring it as a line item expense.

Any advice or input is welcome. Thanks so much !
