Post: Mobile Home Investing: A Million-Dollar Success Story

Ever wonder how I got started in real estate via mobile homes and went on to build a million-dollar business? 😎🥓💰📈🌱🍻

Well here is a sneak peak at how my first successful deal went down!

Well, I'm Ben Naught Jr owner and founder of PNW Used Mobile Homes at Www.pnwumh.com. I have been investing in mobile homes for almost 7 years now!

The first mobile home I ever sold is certainly one of my favorite! It was a 1993 double wide in Malino Oregon. It was 2017 and I had been trying to make a deal out of anything that would stick for the previous year. I tried single-family, multi-family, and wholesaling, I even bought an RV Park in the middle of nowhere on owner finance and ended up having to unwind the deal due to just to much-deferred maintenance on the park and not enough capital or experience to handle it.

Eventually, I found success by finding John Fedro's YouTube channel and just watching and taking massive action every day! In a short time, I had devised a plan to be the envy of most any man!

I decided I would take my shot at mobile home investing, (whatever that really meant at the time I didn't know exactly).

I knew from watching John that there where folks out there that had homes on land that needed to be moved that they wanted to get rid of for very little to no money (which was great as I had nearly none).

At the same time, I knew there where manufactured home parks that where looking to infill their lots with used homes. I started marketing like wild on Craigslist, Facebook, BiggerPockets, and LinkedIn looking for both mobile homes needing moved off land and mobile home communities looking for infill!

2 weeks after I started marketing I got a call from a park owner in Roseburg Oregon that had 5 empty spaces to fill in his park. About the same time I had gotten a lead on Facebook about a double wide needing moved ASAP off the land in a town near mine!

I negotiated a deal with the park owner to have the park pay for 100% of the teardown, transport, and setup into the park in exchange for me putting the homes in their park.

I was very excited to receive this news obviously however at the same time terrified as I didn't know the first or the second thing about moving and installing a mobile home!

I negotiated a deal after a week of back and forth, the seller wanted $10,000 for the trailer and the buyer remove it. It took me a week to get the seller down to $1.00 and I have my buyer move it off the land.

I decided to go ahead and list the home on Craigslist for sale for $15,000 and buyer pays to remove it! I then started taking calls and quickly sold the home to an investor in Kennewick WA for $10,000.00!!!

The buyer drove to my bank and deposited $10,000.00 into my bank account and then proceeded to remove the home from the land at his expense and a business was born!!!

I used that $10k profit to remodel 2 more homes that I got for free and that park in Roseburg paid to have installed and set up! Sold them on time and they became my first 2 cashflowing properties! let's go!

Pic of the actual home include below. P.S. Today I'd sell that same home for $50k plus. And they say mobile homes don't appreciate 😒 🙄 🤑😎🥓

Thanks, John, you're the man!

Post: The Ultimate Guide to Winterizing Your Manufactured Home

Welcome to our comprehensive guide on winterizing your manufactured home. As the colder months approach, taking the time to prepare your home for winter is essential. This guide provides you with all the necessary information and tips to ensure that your manufactured home is ready to keep you warm, safe, and comfortable during the winter season.

The Importance of Winterizing Your Manufactured Home

Winterizing your manufactured home is not only about protecting it from harsh weather conditions but also about maintaining energy efficiency and reducing your energy bills. A well-prepared home can prevent drafts, water infiltration, and other issues caused by the winter elements. Here's how to get started:

1. Insulation Matters

Proper insulation is the key to keeping your home warm and energy-efficient. To make sure your manufactured home is well-insulated, follow these steps:

  • Check for Gaps: Inspect your home for gaps or holes in the insulation. Pay attention to areas around windows and doors, and use weatherstripping or caulking to seal them.
Assess Floor Insulation: Examine the insulation beneath your home to ensure it's in good condition. If it's old or damaged, consider adding more insulation or replacing it.
  • Insulate Bare Spaces: If there are areas in your home without proper insulation, such as crawl spaces or walls, add insulation to these areas.
  • Consider Insulated Skirting: Upgrading to insulated skirting can help maintain a warmer crawl space during the winter and a cooler one in the summer.
Window Treatments: Cover windows with heavy drapes or shades to keep warm air inside.
  • Programmable Thermostat: Invest in a programmable thermostat to regulate the temperature and reduce heating costs.
  • Professional Inspection: Consider scheduling a professional inspection to ensure your home is as energy-efficient as possible.

Choosing the right type of insulation for your manufactured home is crucial. Common options include fiberglass batt insulation, spray foam insulation, cellulose insulation, and rigid foam insulation. The choice depends on your budget and specific needs.

2. Plumbing Preparations

Even if freezing temperatures aren't a concern in your area, it's essential to prepare your plumbing system for the winter. Here's what you need to do:

  • Insulate Pipes: Wrap exposed water pipes with insulation sleeves to prevent freezing.
  • Drip Faucets: Allow faucets to drip slowly to keep water flowing, reducing the risk of frozen pipes.
  • Disconnect Hoses: Remove and drain outdoor hoses and shut off outdoor water supplies.
  • Heat Tape: Consider using heat tape for extra protection on vulnerable pipes.
  • Draining Water Appliances: Follow the manufacturer's instructions to drain and winterize water appliances, like the water heater, to prevent freezing and damage.
  • Check for Leaks: Inspect for potential leaks or drips and ensure that shut-off valves for outside faucets are closed and drained.
  • Heat Lamps: In areas with extremely cold temperatures, consider using heat lamps to provide additional warmth and prevent freezing in vulnerable plumbing areas.

3. Heating System Efficiency:

Maintaining your heating system is essential for a cozy winter. Follow these steps:

  • Furnace Maintenance: Schedule a professional inspection and cleaning of your furnace to ensure efficient operation.
  • Programmable Thermostat: Use a programmable thermostat to control the temperature and reduce energy consumption when you're not home.
  • Ceiling Fans: Set ceiling fans to run clockwise on a low setting to distribute warm air more evenly.
  • Space Heaters: In drafty or hard-to-heat rooms, consider using space heaters to maintain warmth.

Regular maintenance and cleaning of heating systems are crucial for efficiency and safety. This includes changing filters, cleaning ducts, and inspecting for issues. If you encounter heating problems, consult a professional for assistance.

4. Exterior Maintenance:

Protecting the exterior of your manufactured home is vital. Ensure the following:

  • Roof Inspection: Check for damaged or missing shingles, and secure flashing around vents and chimneys.
  • Clean Gutters: Clear gutters of debris to ensure proper water drainage and prevent ice dams.
  • Skirting: Inspect for holes or gaps in skirting, and consider upgrading to insulated skirting for crawl space protection.
  • Proper Drainage: Ensure that water flows away from the home's foundation to prevent water pooling.
  • Exterior Paint or Siding: Check for peeling, cracking, or mildew on exterior paint or siding and repaint or reseal as needed.
  • Outdoor Furniture: Store outdoor furniture in a protected area or cover it to prevent damage.

5. Emergency Preparation:

Get ready for potential emergencies during the winter season with an emergency plan, kit, backup power source, and knowledge of how to turn off the main water supply.

Start Your Winterization Process! Don't wait until the last minute to winterize your manufactured home. Starting early and following these steps will help ensure that your home is protected from potential winter damage and that you stay warm and comfortable throughout the season. Winterizing your home is a vital part of homeownership, and it's a step toward a cozy, safe, and enjoyable winter season. Stay warm, safe, and prepared for the winter ahead!

Quote from @Andy J.:

I would not recommend paying someone hourly, pay them per sign that way you know what you're getting.
If you pay someone minimum wage to put out 50 signs, they're going to make it into a 40 hour work-week to get it done. If you pay them $1.50 per sign they're going to get it done faster and cheaper.

Amen 🙏  check out simplecrew for managing bandit sign posters.

Quote from @Scott M.:

I am all for out-sourcing but putting up signs is a GREAT way to see what is going on in the hood.

Unless you do it at midnight :) Do it at noon - drive the streets - I have been approaced by a lot of people when putting signs out - some have led to deals - I have found many deals by doing this myself.

But if you must - I agree 100% with Nationwide - hire someone you know and trust - if not - have the "stranger" take a photo of EVERY sign he puts out to give to you as proof.....

What woudl I pay them - min. wage.

Quote from @Will Barnard:

That is a task you should be doing yourself. How do you know they actually put teh signs out? Are you going to drive by each location to verify? If so, you might as well hang them yourself.

Pay a high school kid some cash to do it. Someone you know. They would be more trustworthy (I think) and probably cheap.

The best way to do this is use simplecrew app. It is the answer to the question.

Thanks so much for that information! Yes we would be doing all concrete roadways and paths to keep all greenery separate from roads and walk paths for a nice clean look.

@Angel Villarreal I would be very interested to hear how you came up with the initial investment to buy the land and develop the site. I am trying to build out a 300 site RV park in a major US city, but for the life of me cannot find anyone interested in financing or funding because they do not understand the rv park business!!!

Can you clarify where you said you built 25 spots, but only spent $110k?

Good morning, I'd like to talk RV Park development with you and see how your project from 2019 turned out!

ya in the real world  if your hiring this out.. you can expect 10 to 20k per space.. to build these.

OP  great job..

I'm soon to be developing a 200 space RV Park in Eastern Washington and would like to chat about the current development numbers in an area like mine. I'm trying to figure out the numbers on a deal like this. Any help on current development cost or expense ratios that would be wonderful. We would not plan to self manage this so would need to factor all of that in.

This is going to be a very nice wine themed RV Park over 20 acres. We will build out the first phase of 50 spaces and keep going in 50 space chunks over time.

Any and all help is appreciated! Thanks

Guys, does anyone know how many spots for RV/travel trailers I could build on 1 acre? I'm just looking for a rough numbers, we are deciding how many acres we are going to purchase in West Texas (yes, for oilfield workers).

Thanks!

10 per acre is a good rule of thumb
